May is Time for Termites & HVACs [[+]] Austin Area Market Remains Competitive As Home Sales Dip in April: Chuck Farr’s May 2022 “Talking Real Estate” ENewsletter

 

Spring is in full swing, and hello to you all!--homeowners, tenants, prospective buyers, and real-estate investors! In the news,the Austin Board of Realtors says that in April, “residential home sales declined 6.2% year over year to 3,280 closed sales as the median price rose 19.6% to a new all-time record of $550,000.” (Check the [[“Talking Real Estate” Monthly Enewsletter]] for all the market details!)

Spring Home Maintenance: Springtime has its own home maintenance checklist in Central Texas, especially for existing property owners. Here are a few items to consider during May:

  •       We talk about this every Spring: termites are tiny subterranean critters that march just below the surface of your yard until they hit wood. Consider having your property inspected for termites if you have not done so in a year or two; perhaps set up an annual plan with a pest control pro. March and April are the annual termite swarming season, but May is not too late.
  •       Get your HVAC serviced if you did not do so in April. Consider setting up an annual Spring and Fall service contract to protect your investment in energy survival. Keep good records; just as buyers who want to know you changed the oil on your vehicle regularly, someday a buyer may pay more for your house if you have proof that you maintained the HVAC, roof, termite inspections, etc.
  •       A few other random items: [1] Inspect screens and repair any holes to keep flying insects out of the house. [2] Hose off the exterior of your home. [3] Scrub any mildew off the exterior of the house and treat decks for mildew and fungus. [4] Trim any trees or shrubs away from the house (wood-destroying insects use touch points to intrude).
