April is Time for Termites, Property Tax Protests, & HVACs [[+]] Austin Area Home Sales Decline and Inventory Ticks Up As Prices Set New Records: Chuck Farr’s April 2022 “Talking Real Estate” ENewsletter

 

Spring is here--homeowners, tenants, prospective buyers, and real-estate investors! In the news,the Austin Board of Realtors says that in March, “residential home sales declined 5.9% year over year to 3,302 closed sales as the median price rose 22.6% to a new all-time record of $521,100.” (Check the [[“Talking Real Estate” Monthly Enewsletter]] for all the market details!)

Spring Home Maintenance: Springtime has its own home maintenance checklist in Central Texas, especially for existing property owners. Here are a few items to consider during April:

  •       Termites are tiny subterranean critters that march just below the surface of your yard until they hit wood. Consider having your property inspected for termites if you have not done so in a year or two; perhaps set up an annual plan with a pest control pro. March and April are the annual termite swarming season.
  •       It is property tax assessed-value protest time. I recommend your protesting your local tax assessor values every year. You can do this yourself online or in person, or you may want to hire a tax-protest consultant (I can refer you to good ones). And here is another reminder that if you bought a home last year and started living there on January 1, 2022, don’t forget to file your homestead exemption at your local county tax office to save money on property taxes.
  •       Get your HVAC serviced. Consider setting up an annual Spring and Fall service contract to protect your investment in energy survival. Keep good records; just as buyers who want to know you changed the oil on your vehicle regularly, some day a buyer may pay more for your house if you have proof that you maintained the HVAC, roof, termite inspections, etc.
